I was sitting in my office today -totally not feeling the love-
when I decided I needed desperate measures to get out of this
funk. I had been to your workshops at the Spectrum conference in
Portland and you literally changed the course of my life and
career and yet how quickly that loving feeling can fade! Anyway, I
went to your website and you once again brought me to tears. I
read your article on How To Make Love At Work and I started to get
that warm feeling on the inside again (not a weird one, just
excitement) and I remembered what was so wonderful about this job
and this life! I didn't want this to pass without telling you what
an impact you have had on me. I can't believe your love, your
energy and your perspective! You remind of all that I am capable

Do you have a calendar of events you are going to be at? I am just
starting out as a property manager and I am going to NEED all my
resident managers to go to at least one of your seminars. (Plus I

My leasing team and I recently attended your program in East
Lansing,MI as part of their GLAStar education. As president of the
Property Management Association of West Michigan, I was thrilled
at how much my team enjoyed seeing you. The following evening we
had the Property Management Association of Michigan GLAStar
Awards. Held at the same location, our employees were part of a
group of about 700 that attended. Along with the noise makers,
party favors, etc that my leasing team brought to use, they also
brought smiley face stickers as you had described to us the day
before. As the night went on, each employee that was with our
company was proudly wearing their smiley face sticker. At one
point, I happened to look over at the table of employees that were
behind this to see a line of people asking if that was where they
could get their own smiley face sticker.
You were exactly right...this is contagious. I have never seen
employees have so much fun and enjoy talking to people they have
never met before.
Thank you for showing my leasing team how fun this business is. I
really appreciate it and I know they did to.

Toni,
I did want to tell you, thank you again. You always enlighten
me. You always keep me smiling. You always give me something TO
smile about. I don't know how you stay motivated all the time, but
thank you. I know, that you know, that there are many times we
just want to, well, as I say it, go become a greeter at Walmart. I
would be the best. I would wipe down the carts with a Bacterial
cloth and put one of those little flower vases , ya know, like VW
beetle has, one on each cart, with a daisy in it. And I would be
happy and absolutely glad to see each customer and I would make
their shopping a pleasure. It's a dream world I have. That I would
get to walk off my job each day at whatever time, and actually
leave work. Not worry about it until I clock back in the next day.
Managers never get the chance to do this. SO that's why I'm
telling you, thank you. You gave me that revitalization pill. My
kick in the butt pill. I love my job, but whew, why did we choose
this profession again? TO MAKE PEOPLE HAPPY! Really. That's what
it all comes down to. So after years of joking and telling people,
when I retire, I'm going to become a Walmart greeter, I'm putting
on my new hat. The office gets mundane and too stressful
sometimes. I think it would be a great idea to try the Walmart
greeting method at the offices. A get up, and go out to greet
them, happily and enthusiastic! WITH a daisy! I'm going to go
get/find some type of little plastic shopping cart, or BAG! Make
little cards for each little amenity that we have. One for each
apartment available with the contents of each apartment listed on
the label of the card. And they get to take it all home with them!
Okay, so I could go on and on with this idea, my problem......
they are converting my apartments to Condos. I've stayed full
since 2001 and 100% pre leased out with a waiting list for over a
year, so they big honchos decided to SELL! :( Anyway, I thought
I'd throw my idea to you.
Also, I wanted you to know, I'm a Christian and I know you are
too. I wanted you to know I've been praying for you and your
business, that you'll always be as successful, as you make me feel
after attending one of your super seminars! YOU are so fantastic!
Hope we can stay in touch so in another 15 years we can share.

We recently had the pleasure of having you talk to us at our
meeting in Boca, remember the RAM Employees. I Freddy Amaral (The
leasing agent that's different remember me, tall guy front row,
only dude with a tie, lol). Well I and the rest of the Stratford
staff wanted to let you know that your inspiring words and advise
has helped us (me in particular very much), you gave a different
outlook on customer/prospect service and the way we do our
presentation and overall walk. Thank you so much for your help and
tips, I have upgraded my leases and closing percentage. Our
property was around 90% occupied at the time of the meeting,
shortly after the meeting we sky rocketed up to 98.8% occupied in
a very short time span (We are sitting pretty). I feel your help
boosted our spirits to a different level, a level that we
absolutely love. I guess what I am trying to say is "THANK YOU SO
MUCH, YOUR GREAT AND VERY INSPIRING" I often go to your web site
for ideas "NOW YOUR NOT THE ONLY ONE WHO HAS THE POWER, HEHE, all
joking aside, thanks for your professionalism & fun way of
teaching new things.
P.S. The new marketing book was a great idea, we currently have a
new and big time improved leasing book, which we call "THE BIBLE".

I received some
great ideas after I recently attended a Toni Blake Seminar. The
idea of Smiley Faces has stuck with me ever since. I ordered smiley
face stickers and smiley face pencils. I pass out the pencils and
tell all future residents that they can finally sit back and smile
when they erase all other potential communities out of their mind
and call my community home. I also stick one of the stickers on my
business cards so they will smile when they reach for my card.

The very best seminar I have attended since becoming a Leasing
Consultant one year ago. Thank you so much. I have to admit...my
confidence level rose immensely. One personal area...since my
thyroid has stopped 2 years ago...I have put on weight.
I've always been thin...my confidence seem to go down as the
weight increased...first seminar I've attended that when I left
I actually felt "thin". Great marketing ideas...I felt

After attending Toni's "Leasing Management:
How to do it in 2003 & get results!!!!" session at Brainstorming
in Atlanta, I concentrated on my presentations being
conversations, wrote my thank you notes in creative ink colors,
and actually got brochures/business cards to hand out from local
moving companies! The results were overwhelmingly positive and
beneficial! People respond in a warm way realizing we are there to
help and assist them, not overpower them! The personal touch
definitely is more attractive!

I have attended many of Toni's
seminars but the most recent was the Five Sensory Selling at the
NAA Conference in Orlando. Toni's energy and love for the
business is contagious! I've already had several of my employees
call me and say they have already started working on some of
Toni's ideas. For example, one of my properties has already
begun taking pictures for the Village Marketing Book. What a
fabulous idea! This really helps you lease the entire area, not
just the apartment. Another one of my properties has already
spoken with the landscaper about quotes to help create the

attended Toni's very short class at the Brainstorming East in
